Destination Retail Center to Breathe New Life into Murrysville, Pennsylvania

Residents and visitors alike will get a new “first impression” of Murrysville, Pennsylvania, once a new destination retail center is built in 2013 at the municipality’s gateway to Westmoreland County. Developer Herky Pollock and his partner Mark Baranowski have announced redevelopment plans for the seven-acre site located along Route 22 near the county line. The redeveloped site will include a mix of retail space, restaurants and a day care center.  The project is a critical step in the municipality of Murrysville’s plans to attract new development to the former motel site. The site was previously occupied by the Blue Spruce Motel and Pool.

R.A. Smith National’s Tarentum office is providing due diligence, site planning, civil engineering and surveying. Environmental protection is an important aspect of the project. A 150-foot buffer is required to protect Haymaker Run, a high quality stream which borders the site.  A waiver has been requested from the Department of Environmental Protection to build a parking lot and outdoor seating in the buffer area. Several best management practices will be used to handle the site’s storm water and ensure that no storm water is discharged into Haymaker Run.

Rain gardens, rain barrels and porous pavers have been incorporated into the plan. Underground storage areas will be designed to capture the water which will be allowed to percolate into the ground water table through rock filters. Inlet filters will also be installed to catch debris and trash that washes off the paved area.

Another interesting aspect of the project is blending the aesthetics of a nearby streetscape area, including stamped asphalt for the crosswalks, similar lighting fixtures and concrete planters, and decorative benches.

Pollock and Baranowski plan to break ground this fall and open the first of two phases nine months later.
