Newcastle Place Retirement Community - Mequon, Wisconsin

New Castle - Mequon, WIR.A. Smith National provided civil engineering design and construction for this $32-million, 26-acre retirement community project. Included in the scope of work were grading, drainage, storm water management, erosion control, sanitary sewer and public water mains. The survey division provided boundary and topo surveys, wetland boundary survey and construction staking. The neighboring county highway was widened to provide access to the campus.

To preserve the wetlands, the site design was laid out so that the 291,000 s.f. development fit on the site without disrupting any of the four small pockets of non-contiguous wetlands that occupied the site. The central structure was constructed within approximately 25 feet of two of the smaller wetland pockets.

Stormwater management required two large detention areas. The site grading plan was prepared to preserve the wetland areas by carefully splitting the site drainage between the wetland areas and the detention storage ponds to ensure that the amount of surface water that historically created the wetland was maintained but not increased. Sites that represent high-priority locations but present site design challenges can cost-effectively achieve their potential with the proper site evaluation, engineering solutions and project team effort.
