Northside Market Analysis

The City of Madison wanted to understand existing market conditions and potential opportunities for development in its Northside planning area.
R.A. Smith National was retained to complete this analysis, addressing residential, retail, lodging and entertainment, office, and industrial development. In addition, we provided specific recommendations for actions the City could take to address deficiencies and to maximize the potential for desired development in the area. These recommendations were incorporated into plans for the Northport – Warner Park – Sherman Neighborhood.
Our analysis found that the Northside is challenged by its diverse composition, road patterns that do not encourage stopping, lack of business anchors, intense nearby competition, and perceptions that the area is low-income and unsafe. Despite this, there are opportunities to attract new retail and service businesses, especially to a proposed "main street" node on North Sherman Avenue. This is supported by gentrification trends that create opportunities for residential growth on redevelopment sites.
The study noted that business parks around the Dane County Regional Airport fill a need for Class B space, but these locations compete with approximately 40 percent of the available space in the metropolitan area. In addition to distribution and services related to the airport, the neighborhood has been successful in attracting small industry and construction businesses. This led to a recommendation to identify a location for a planned industrial park adjacent to the airport and served by rail.
