Webster County Ag-Industrial Center Master Plan

 R.A. Smith National conducted the site selection, technical feasibility assessment, and master planning for this 1,800-acre heavy industrial park in north-central Iowa. The park is anchored by a wet corn mill and an ethanol plant, and will be adding a biodiesel plant.
Plans for the industrial park include construction of more than seven miles of public roads, three miles of rail to serve businesses in the park, and extensive water delivery and sanitary sewer systems. The plan addresses efforts to mitigate environmental impacts, and prepared a new zoning code for heavy ag-industrial businesses.
In the process of preparing the plan we noted the potential for new commercial development to support the approximately 17,000 vehicle trips expected daily once the park is fully built out. We identified the optimal location for these uses and designed a connecting road to support them.
The Ag Center is ultimately expected to attract more than $500 million in private development.
